Metal roofing costs more than asphalt up front and lasts longer in Austin’s heat. Whether it is worth it depends on how long you plan to own the house and how your insurer treats it. This page is the honest version: what metal does well here, what it does not, and the questions to settle before you buy.
Austin Roofs is a referral service, not a roofing contractor. Your inspection and estimate come from our partner roofer, an independent contractor. Our partner roofer is checked against the standard on this page before we send a single request. How this works.
Why metal makes sense in Central Texas
Heat. Normal highs in Austin reach 90°F by May 26 and stay above 90 until September 23 (NWS). Asphalt shingles age fastest in exactly that window. Metal does not lose oils, curl or shed granules. With a reflective “cool roof” coating, a metal roof also absorbs less heat than a dark shingle roof, which lowers attic temperature. [VERIFY]
Longevity. A properly installed standing seam roof is commonly expected to last 40 to 60 years, versus the 12 to 18 years Austin usually gets from asphalt. [VERIFY] That means one roof instead of three over a long ownership.
Wind. Standing seam panels are mechanically fastened and clipped, with no exposed edges for wind to catch. Austin gets straight-line wind events, like the May 28, 2025 microburst, and the occasional tornado.
Fire. Metal roofing is noncombustible, which matters in Austin’s Wildland-Urban Interface zone, where the city code requires a Class A roof covering. Most metal roof assemblies carry a Class A rating; confirm the specific assembly for your home. [VERIFY]
Rain. May, October and June are Austin’s wettest months. Standing seam sheds water with no seams across the panel’s length.
Where metal falls short
- Up-front cost. Materials and labor run well above asphalt. Metal pays back over decades, not years.
- Hail dents. Large hail dents metal. On most panels the dents are cosmetic and the roof keeps working. The catch is insurance: many Texas policies exclude or limit cosmetic damage to metal roofs, so dents may not be covered even when a neighbor’s shingle roof is replaced. [VERIFY] Ask your agent about a cosmetic damage exclusion before you buy.
- Noise. Over a solid deck with underlayment, rain on a metal roof is only slightly louder than on shingles. Over open framing, it is loud. A residential re-roof should go over solid decking.
- Oil canning. Visible waviness in flat panel areas. It is cosmetic and more common on wide panels and light-gauge metal. Striations or ribs reduce it. Ask to see samples.
- Fastener maintenance. Exposed-fastener systems rely on screws with rubber washers that eventually need replacing. Standing seam hides the fasteners and avoids this.
- Installer quality. Metal is less forgiving than shingles. Flashing details at chimneys, walls and valleys decide whether the roof lasts 50 years or leaks in 5. This is the main reason we send requests to one checked contractor rather than a list.
Common residential systems
Standing seam. Concealed-fastener panels, usually 24- or 26-gauge steel with a PVDF (Kynar-type) paint finish, snap-lock or mechanically seamed. The premium residential option. [VERIFY]
Exposed fastener (R-panel, ag panel). Lower cost, screws through the face of the panel. Common on barns, shops and some homes. Honest trade-off: lower price, visible screws, and fastener maintenance down the road.
Metal shingles or shakes. Stamped panels that look like shingle, slate or shake. Concealed fasteners. A middle option on price. [VERIFY]
Each comes in a range of colors. Lighter colors and reflective coatings run cooler.
What it costs
Metal is quoted in writing after an inspection. It costs more than a comparable asphalt roof, and standing seam costs more than exposed fastener. What moves the price: roof area and complexity, panel profile and gauge, finish, the number of penetrations and transitions, tear-off, and decking condition. Metal is quoted in writing after an inspection; expect roughly two to three times the cost of architectural shingles for standing seam.
If you are weighing metal against asphalt, the fair comparison is cost per year of expected life, not the invoice total. A standing seam roof at two to three times the price of asphalt that lasts three times as long is roughly a wash on materials and ahead on fewer tear-offs, fewer disposal fees and fewer disruptions. Insurance and metal
Three things to ask your agent before you commit:
- Is there a cosmetic damage exclusion for metal roofs? Common in Texas. It means hail dents that do not cause leaks are not paid. [VERIFY]
- Is there a discount? TDI notes that each insurer decides what roofing discounts to offer and how much. There is no Texas mandate. Some insurers discount Class 4 impact-rated roofing; many metal panels carry a UL 2218 Class 4 rating. The contractor completes TDI form PC068 after installation. Ask for the discount in writing before you buy.
- Will the roof be written at replacement cost? A new roof of any type usually resets the roof to replacement cost at the next renewal. [VERIFY]
HOAs
Texas Property Code §202.011 limits an HOA’s ability to ban roofing shingles designed to resist wind and hail or improve energy efficiency, as long as they resemble shingles already used in the subdivision. Whether that protection reaches a standing seam panel roof is less clear, and many Austin HOAs regulate metal by color and profile. [VERIFY] Check your deed restrictions. If your HOA has 60 or more units or a management company, its rules must be posted online (SB 711, 2025). [VERIFY]
How it works
- Request an estimate through the form. We pass it to our partner roofer.
- Inspection and measurements by the partner, same as any replacement.
- System and color selection. Samples in hand, in daylight, on your house.
- Written scope. Panel profile, gauge, finish, underlayment (high-temp synthetic under metal), flashing details, trim, membrane in valleys, ventilation, fasteners and clips, and warranty terms for both finish and workmanship. The workmanship warranty is the contractor’s.
- You decide. No obligation. Panels are cut to length for your roof, so lead times vary by supplier; a fair quote gives you a date before you sign.
- If you hire the partner: tear-off, decking repairs photographed, underlayment, panels, trim and flashing, then photos, finish warranty registration and TDI form PC068 if the panel is Class 4 rated.
The partner roofer pays us a referral fee on completed jobs. You never pay us, and the fee doesn’t change your price.
FAQ
What is the biggest problem with metal roofs?
In Austin, two: the up-front cost, and the insurance treatment of hail dents. Many Texas policies exclude cosmetic damage to metal, so a hail storm that gets a neighbor a new shingle roof may get you nothing for dents that do not leak. [VERIFY] Oil canning and noise are the other common complaints, and both are manageable with panel choice and solid decking.
How much should a 2,000 sq ft metal roof cost?
More than asphalt, and it varies widely with panel type and roof complexity. A simple gable roof in exposed-fastener panel is the low end; a cut-up roof in mechanically seamed standing seam is the high end. No honest per-square number covers both. Measure, inspect, and get it in writing.
Does homeowners insurance go down with a metal roof?
Sometimes. Texas does not require any roofing discount, and TDI says each insurer sets its own. If the panel carries a UL 2218 Class 4 impact rating, ask about an impact-resistant discount and have the contractor complete TDI form PC068 after install. Also ask about a cosmetic damage exclusion, which can cut the other way.
Does a metal roof devalue a house?
Not in Central Texas, where metal is common and buyers generally see it as a long-life upgrade. [VERIFY] What hurts value is a poorly matched profile or color in a neighborhood of shingle roofs, or an exposed-fastener roof with rusting screws. A well-installed standing seam roof is a selling point, particularly when the buyer’s inspector reports it.
Is a metal roof worth it in Texas?
If you will own the house for ten or more years, probably yes: one roof instead of two or three, better heat and wind performance, and lower attic temperatures. If you plan to sell in a few years, asphalt usually pencils better. Ask your insurer about cosmetic exclusions first; that single policy term changes the math.
Can you put a metal roof over shingles?
Some installers do it with furring strips. The better practice is to tear off first. Decking under 15-year-old Austin shingles often has soft spots that need replacing, and you cannot see them through a layer of shingles. A metal roof is a 40-year decision; it should sit on decking someone has looked at. [VERIFY]
