Roof Repair in Austin, TX

Roof repair in Austin means finding the actual entry point, not the ceiling stain, and fixing that. This page covers the repairs Austin roofs need most, when a repair beats a replacement, what drives the price, and what insurance will and will not cover. When you request a quote, it comes from a roofer we checked.

Austin Roofs is a referral service, not a roofing contractor. Your inspection and estimate come from our partner roofer, an independent contractor. Our partner roofer is checked against the standard on this page before we send a single request. How this works.

Most leaks are not where the water shows up inside. Water runs along rafters, decking and wiring before it drops onto a ceiling. A real repair starts with finding the source.

Common Austin roof repairs

  • Leak diagnosis and repair. Attic inspection, roof inspection, and a water test if the source is not obvious.
  • Flashing. Step flashing at walls, chimney and skylight flashing, counter-flashing, and kick-out flashing where a roof meets a wall above a gutter.
  • Pipe boots and vents. Cracked rubber pipe boots are among the most common leaks on Austin roofs between 8 and 15 years old. [VERIFY] Rusted or loose vents and exhaust caps.
  • Wind damage. Lifted, creased or missing shingles. Ridge cap blown off.
  • Hail damage. Localized hail hits, or a full assessment if the damage is widespread. See hail damage.
  • Tree impact. Limb punctures and crushed ridge. Austin’s January 2023 ice storm put limbs through a lot of roofs; so do spring winds.
  • Valleys. Debris dams, rusted metal valleys, failed sealant.
  • Decking. Soft spots replaced per sheet, with photos.
  • Temporary dry-in. Tarps and emergency patches to stop active leaks until a permanent fix.

When a repair is the right call

Repair when the roof as a whole has life left and the damage is local. That is usually true when:

  • The roof is under about 12 years old.
  • The leak is at a penetration, a wall or a valley, not in the open field.
  • Shingles still flex without cracking when lifted.
  • The damage covers one slope or one area, not the whole roof.

Replace when the problem is the whole roof. If you are patching a different spot every year, you are paying for a replacement on an installment plan. The inspection report should say which one you have, and it is yours to take anywhere.

What it costs

Repairs are quoted in writing after the source is found. A roofer who quotes a leak over the phone is guessing, because the leak you describe and the leak on the roof are rarely the same.

What a repair price depends on:

  • Access. One-story walkable roof versus steep two-story.
  • Scope. A pipe boot is a quick job. Rebuilding chimney flashing is a half day.
  • Matching. Discontinued shingle lines may mean a close match rather than an exact one. A fair quote says so up front.
  • Decking. Any soft decking under the repair is replaced per sheet at a price you see in advance.
  • Interior. Roofers generally do not do drywall or paint. Budget for that separately.

Repair prices are quoted in writing after an inspection; most single-point repairs in Austin run in the low hundreds to about $1,500 depending on access and materials.

How it works

  1. Send the request with photos of the ceiling stain and the roof above it, and when it started. Request an estimate. We pass it to our partner roofer. If it is raining in, say so; active leaks get priority for a dry-in.
  2. The partner inspects. Attic above the stain where accessible, then the roof above that, with photos of the source.
  3. Written quote. What was found, what will be done, materials, and price. If the roof needs more than a repair, the quote should say so and price both options.
  4. You decide. No obligation. The report is yours.
  5. If you hire the partner, most repairs are done in one visit [VERIFY], with before-and-after photos and the contractor’s workmanship warranty in writing.

The partner roofer pays us a referral fee on completed jobs. You never pay us, and the fee doesn’t change your price.

Repairs and insurance

Not every leak is a claim. Wear, age and failed sealant are maintenance, and filing a claim for them can raise your premium for nothing. [VERIFY] A covered event is a storm: hail, wind, a fallen limb. If your leak started with a storm, the insurance claims page explains what a Texas roofer can and cannot do, including the deductible law (Business & Commerce Code §27.02) and why no roofer may negotiate your claim (Insurance Code §4102.163). A dated inspection report works as documentation either way.

Austin-specific repair notes

Rain comes in bursts. NWS data puts May, October and June as Austin’s wettest months. A roof that has been dry for months can leak in a single 3-inch afternoon, which is why a leak often shows up long after the hail that caused it.

Heat kills sealant and rubber. Normal highs stay above 90°F from late May to late September. Pipe boots, sealant beads and plastic vents fail from UV and heat before the shingles around them do.

Limbs are the winter problem. Austin does not get ice dams. It gets ice-loaded live oak limbs that come down on roofs, as in the January 2023 ice storm. Trimming a limb off your roof is fine; removing or over-pruning a protected tree (19 inches or more in diameter in Austin) needs a city permit.

Wildland-Urban Interface. In Austin’s WUI zone, replacing 50 percent or more of a roof triggers full WUI standards. Repairs below that threshold do not, but vents and valleys replaced in the WUI should still meet the ember-resistant specs.

FAQ

What is the average cost to fix a roof leak?

It depends entirely on the source and the access. A cracked pipe boot on a one-story roof is a small job. Rebuilt chimney flashing on a steep two-story roof is not. Treat any phone quote for a leak as a guess. A fair process is inspect, photograph the source, then quote in writing.

Will insurance fix a roof leak?

Homeowners insurance covers sudden damage from a covered event, like hail or wind. It does not cover wear, age or deferred maintenance, and a leak from a worn-out roof is usually denied. If a storm caused it, document the date and the damage with a dated inspection report. No roofer may negotiate the claim for you; see insurance claims.

Does homeowners insurance cover roof leaks from rain?

Rain alone is not a covered cause on most policies. Rain that gets in through storm damage (hail, wind-lifted shingles, a limb) usually is, and the interior water damage that follows often is too. Rain through an old, worn roof is treated as maintenance. The adjuster’s question is always what opened the roof, not what fell through it.

What is the 25% rule in roofing?

It is a Florida Building Code rule about when a repair becomes a replacement. Texas has no such rule. Here, repair versus replace is a judgment about the roof’s condition and, on a claim, a question of policy language. Nobody in Texas can tell you the law requires a full replacement at 25 percent damage.

How long will a roof last after hail damage?

It depends on how hard it was hit. Light hail that knocked off granules shortens the roof’s life by exposing the asphalt to UV. Bruises that cracked the mat will leak eventually, often a year or two later, when the mat splits. [VERIFY] An inspection after any hail event tells you whether you have a repair, a replacement, or nothing to worry about. Check the Austin Hail Map to see if a storm reached your street.

Can a roofer sue me if he falls off my roof?

A worker hurt on your property can bring a claim, which is why you should see a current certificate of insurance before anyone climbs your roof. Texas does not require roofers to carry general liability or workers’ compensation, so the burden is on you to ask. Our partner standard requires both a GL certificate on file and workers’ comp or occupational accident coverage. Our partner roofer is checked against the standard on this page before we send a single request.
